Getting started & feasibility studies

How to begin, and what the $650 feasibility study covers.

What's the first step to working with you?
For most people it's a feasibility study. Before you commit to anything, the study confirms whether your lot, zoning, and setbacks allow the home you want and gives you a site-specific cost estimate. It's a flat $650 (one cottage or ADU), $1,000 (cottage plus ADU), or $650 per structure for a subdivision. See the feasibility study options →
What happens after the feasibility study?
Once you approve your estimate, we'll provide you with a conceptual floor plan and schematic site plan, along with a selection sheet to choose your finishes. Then we'll provide a construction contract to review. When you're ready to start, you'll sign the construction contract, provide a $1,000 deposit toward your home, and proceed with finalizing your loan. After your loan closes, you or your bank will provide us with a 10% deposit and construction will begin.
Can the study fee be applied toward a future build?
The study is a separate, flat-fee service, but the work we do during it — cost estimating, zoning research, site sketching — carries directly into your build proposal, so you're not paying twice for the same work.
What if I don't own the land yet?
That's fine. Many clients commission a study while they're under contract or evaluating a parcel. We just need basic info on the property to get started.

Design & construction

How our homes are built, and what you can change.

Is this the same as a modular or manufactured home?
No. Manufactured homes are built to HUD standards on a permanent chassis. Our homes are built to the NC residential building code, permitted and inspected locally, and treated as conventional site-built homes for financing, appraisal, and resale.
Can I customize the design?
Our models are fixed designs — that's how we keep costs predictable. You'll have choices on finishes and some options within each model. Significant structural changes aren't something we offer.
How long does the build take?
Typically 6–9 months from signed contract to move-in, depending on permitting timelines and site conditions. Because factory work and site prep run in parallel, on-site assembly is much faster than a comparable conventional build.
What's included in the base price?
The home structure, standard finishes, and a crawlspace foundation. Sitework — grading, utilities, driveway, and permits — varies by property and is quoted separately in your feasibility study.

Do you handle permits?
Yes. We manage permitting with your local jurisdiction. Permit costs vary by county and are included in the sitework estimate from your feasibility study.
Can I put a cottage or ADU on my property?
It depends on your lot, zoning, and setbacks. That's exactly what the $650 feasibility study determines — it's the right first step before you commit to anything.
Can I rent out an ADU?
Yes — short-term and long-term rental ADUs are one of the most common use cases. Zoning rules on short-term rentals vary by jurisdiction; we can discuss what applies to your location during the feasibility process.
What's your service area? Do you only build in Asheville?
We currently build in the Asheville area (Buncombe, Henderson, Transylvania, and Haywood counties) and the Durham area. Get in touch to confirm your location.

Financing

Paying for your home or ADU.

Is financing available?
Yes. Common paths include a home equity line, a construction loan, or a renovation loan (203k, Homestyle). Because our homes are stick-built under local permits — not modular — most lenders treat the project like a standard construction build.
Can I use my own lender?
Yes. Our homes are financed with standard construction loans and mortgages, and you're free to use any lender. Ask us for a referral if you'd like a place to start.
